Scope of Work
AD Engineering has worked on reviving the role of active management that satisfies the needs and objectives of Owners and Investors. Starting from this objective, AD Engineering has adopted Value Engineering methodology in project management, which is based on creativity, variety of experience and group efforts.
Following is our scope of work in Project Management which includes, but is not limited to the following items:

Development Stage (pre design)
• Design and analysis of project requirements and preparation of preliminary project brief.
• Carry out site assessments to understand site characteristics and available services and potential constraints.
• Pre-qualifying required consultants and contractors for this stage such as marketing consultant, financial and economic feasibility, designer surveying, soil investigation .... etc., and preparation of their scope of services, their contracts and required co-ordination and review of their submittals.
• Develop and assess master land use and explore options together with the Marketing and Financial Consultants in maximizing investment rate of return of the proposed development.
• Preparation and development of Project Master Plan schedule (financial, time schedule, and area schedule), and proposed work stages.
• Establish project management policies, procedures, and authorities for all activities such as , design management, cost management, marketing management, bidding, schedule revisions, documents filing and distribution, change orders, billings and payments ... etc..

Design Stage
• Preparation of project definition brief with areas distribution schedule and required functional use, and assisting the Owner in choosing qualified Consultants for this stage. Specifying Consultants scope of services such as (general site layout design, traffic consultant, interior design consultant).
• Managing Consultants Contracts, review submittals and coordination of various contracts, assisting the Owner in choosing the right concept Through review and evaluation of these submitted concepts and related initial costs.
• Managing and follow up of design consultant, and review the impact of various design concepts on project cost during development stage. Perform essential Value Engineering studies during this stage.
• Reviewing submittals. specifications, and proposed materials and their feasibility and impact on project cost, obtaining suitable alternatives.
• Continuing the refinement and updating of the project master schedule, and evaluation Of the cost budget for any variances and design impacts.
• Identifying basic project materials and long lead item procurement strategies, and assisting in obtaining the needed approvals and licenses to start construction works.

PRE- BID STAGE
• Identify pre-qualification requirements and prepare a list of potential bidders, review drawings prepare bidding documents and present the needed recommendations to be included in bid package of the Owner.
• Review and evaluation of all design submittals (studies, designs, specifications. Etc..) and specifying scope of works for various required contracts for each project part, before requesting bids, (Prepare General Conditions, Bid instructions, Quality Assurance, Safety and Security Procedures, Identification of required Warrantees).
• Pre-qualifying and requesting brochures from qualified Contractors, evaluation of received bios and negotiating and recommending Contractors suitable for each type of work.
• Updating the Cost Plan and Waster schedule based on completed designs.

Construction Stage
• Follow up all Consultants and Contractors works for quality assurance.
• Review various Contractors' submittal, shop drawings, calculations, technical schedules all according to approved project time schedule.
• Management of Contractors and consultants contracts, preparation of works Commencement requirements such as licenses, quality assurance, temporary site facilities, safety and security at Project site, and managing the kick-off meeting.
• Review of proposed change orders and collection of related supporting details and justifications; also, change order mitigation.
• Management and compiling all project documents such as, contracts, insurance certificates bonds, drawings, approvals, as built drawings operation manuals, ... etc..
• Updating and developing project Schedule (time and budget schedule), and presentation of periodic monthly reports which includes:
• An executive summary.
• Review and comparison of actual progress with that originally planned as per approved schedule.
• Comparing construction cost actual cash flow with planned.
• Description of major important events, meeting decisions, and accomplishments.
• Project Handing Over processes and procedures by Contractors after completion and delivery of project to end users also, after training of owner's personnel regarding operation and Maintenance procedures of project facilities.

Service Characteristics
AD Engineering manages projects through a unique procedure utilizing Value Engineering Methodology which results in:
• 10% to 20% saving of Project overall costs without affecting project quality or performance.
• Control of project cost cash flow.
• Ensuring timely modifications to contract Specifications that are free of any additional costs when possible.
• Application of value engineering methodology to our project management services.
